(Q&A) My transformer size?

40 condos, spread over 30,000 sq ft.
(15) 12,000 BTU AC
(45) 9,000 BTU AC
(40) INSTANT HOT WATER HEATERS
(20) STACKED WASHER DRYER
(360) LIGHT FIXTURES SINGLE BUlBS
(1) 1500 SQ FT POOL WITH PUMP AND ACC
(15) Stacked washer dryers
(40) FRIDGES full size.

Plus about 800 plugs for random small items

(45) 9,000 BTU AC (45) * 12A = 540A (steady)
(40) INSTANT HOT WATER HEATERS (40) * 100A (peak) = 200A @ estimated useage factor at 5%
(20) STACKED WASHER DRYER (20) * 30A (peak) = 30A @euf 5%
(360) LIGHT FIXTURES SINGLE BUlBS (360) * 0.2 = 36A @50% euf using alot of CFL bulbs
(1) 1500 SQ FT POOL WITH PUMP AND ACC (1)@ 5 HP = 30A * 0.1euf = 3A
(15) Stacked washer dryers (15) * 30A (peak) = 23A @euf 5%
(40) FRIDGES full size. (40) * 0.25HP = 62.5A * 0.25euf = 16A

total: 1073A ~= 1100A @120V = 132 kVA.

You can probably get away with anything between 125 and 150 kVA, or go 'safe' and get something closer to 200 kVA.

Edit: oops, I forgot the plugs. Better stick with 200 kVA.
